Commercial cleaning in Austin

You shouldn’t have to find the problems in your own building.

Commercial cleaning and facility maintenance across Central Texas — for businesses whose own staff can’t cover it, because the building’s too big or the work happens after everyone goes home.

Every month we send you a written report on your facility. What you raised, what we did about it, what’s still open — and anything we think we should be doing better.

Our process

How we hold ourselves accountable

Most cleaning companies promise an account manager stops by. Here’s what actually happens at your building every month.

5th

The crew reports in.

The people who clean your building tell us what they saw: damage, anything making the job harder, and whether last month’s issues are actually fixed.

10th

We walk your building.

We visit, check consumables, and confirm what the crew reported — independently.

15th

You get it in writing.

Every issue you raised, what we did, what’s still open, and anything we noticed that you haven’t. Including our own misses.

We won’t catch everything before you do. But when we find a problem — including our own — you’ll hear it from us. See how it works →

Our guarantee: if we materially breach our agreement, you can end it without penalty.

A real example

What that looks like in practice

Labor Day fell on one of our scheduled clean nights at a client’s facility, and there was a company event in the building that weekend. We planned to come the next day instead. We didn’t tell their staff that. Someone noticed we hadn’t shown up, and she was right to.

We sent our cleaner out during business hours to take care of it, he talked to her directly, and she was satisfied by the end of the conversation. Then we changed the process so it can’t happen again: any time a scheduled clean lands on a holiday, the client hears which day we’re coming instead, before the holiday.

Their staff never took it to the owner. We told him ourselves, in writing, in that month’s report.

Our first client — an early childhood center in Cedar Park — is still with us more than three years later, paying the same price they paid when we started.

President, BrightWorks Facility Services

I’m Bryan Bone. Before BrightWorks, I worked across sales, operations and finance for small businesses in Houston, then in sales at an investment firm in Austin. I started BrightWorks in 2023.

I picked this industry on purpose. Cleaning and facility maintenance are barely regulated, and almost everyone promises an account manager, quality checks and follow-through that never shows up. That gap is the whole opportunity — not to be cheaper, but to actually do what we said.

The other half is pricing. You’re not expected to know what drywall repair or a floor strip should cost. One unfair quote is all it takes to lose someone permanently, so we price the big jobs the same way we price the small ones.

BrightWorks isn’t a franchise. There’s no national brand selling your contract to a franchisee you’ll never meet. When you call BrightWorks, you get me or someone I answer for. That’s the point.

FAQ

Common questions

We already have a cleaner. What does switching look like?

You don’t have to manage the handoff. We walk your building, send a quote, and usually start about two weeks after you sign — sooner when the situation calls for it.

What if you don’t live up to what you promise?

If we materially breach our agreement, you can end it without penalty. That’s written into the contract.

How long is the contract?

Most of our contracts run one year, with your price locked for the full term. We can go as short as six months.

How will I know the work is actually getting done?

Every month you get a written report: what you raised, what we did, what’s still open, and anything we noticed that you haven’t. Including our own misses.
